What to do Next
1) Technical Audit inspection team. This will include services such as camera scoping of main drains and chimney flues. An HVAC technician will dismantle some equipment. (See technical audit schedule for a complete list of services)
Upon request of purchaser. Inspections are obtrusive and will involve dismantling of systems and components. Special permission from the property owner will be required. A full technical audit will take two days.
2) Fire Code consultant (For municipal properties only)
Inspection of multi-unit residential or multi-unit mixed-use occupancy.
3) Camera inspection of main sewer line. (For municipal properties only)
Any older (greater than 40 years) house, especially with large tree at the front yard.
4) Swimming pool and equipment inspection.
Any house with an indoor or outdoor swimming pool.
5) Well, water quality and on site sewage system.
All rural properties.
6) Termite inspection.
Any home located within/near a termite area.
7) Re-inspection by home inspector or applicable trade person.
Any system or component designated for inspection in the Standards of Practice that was not inspected.
8) Applicable trade person or contractor
For any “major repair” noted in the inspection report.
9) Phase 1 environmental.
For any inspection of commercial, agricultural or industrial property.
10) Lab testing.
Suspected UFFI.
11) Lab testing.
Suspected vermiculite insulation in the attic.
12) Asbestos removal contractor.
Suspected asbestos containing material.
13) Tall ladder crew.
For roof access not accessible by single inspector.
14) Mold/environmental testing.
Suspected grow house.
15) Mold testing.
Verifiable basement and/or other leaks which has caused visible damage to interior finishes.
16) Mold/environmental/IAQ investigation.
When purchaser is hypersensitive, asthmatic, etc.
17) Metal detection.
To determine possible existence of abandoned, underground fuel storage tank (UFST).
18) WETT inspection.
Wood stoves, chimney flue interiors.
19) Elevator inspection. Any building with an elevator or lift.
20) Plumber/gas fitter.
Pressure testing of all water, waste and gas lines (in the event of vacant, dormant occupancy).
21) Contractors
For estimates on any major repair noted on the inspection report.
