What to do Next

1) Tech­ni­cal Audit inspec­tion team. This will include ser­vices such as cam­era scop­ing of main drains and chim­ney flues. An HVAC tech­ni­cian will dis­man­tle some equip­ment. (See tech­ni­cal audit sched­ule for a com­plete list of services)

Upon request of pur­chaser. Inspec­tions are obtru­sive and will involve dis­man­tling of sys­tems and com­po­nents. Spe­cial per­mis­sion from the prop­erty owner will be required. A full tech­ni­cal audit will take two days.

2) Fire Code con­sul­tant (For munic­i­pal prop­er­ties only)

Inspec­tion of multi-unit res­i­den­tial or multi-unit mixed-use occupancy.

3) Cam­era inspec­tion of main sewer line. (For munic­i­pal prop­er­ties only)

Any older (greater than 40 years) house, espe­cially with large tree at the front yard.

4) Swim­ming pool and equip­ment inspection.

Any house with an indoor or out­door swim­ming pool.

5) Well, water qual­ity and on site sewage system.

All rural properties.

6) Ter­mite inspection.

Any home located within/near a ter­mite area.

7) Re-inspection by home inspec­tor or applic­a­ble trade person.

Any sys­tem or com­po­nent des­ig­nated for inspec­tion in the Stan­dards of Prac­tice that was not inspected.

8) Applic­a­ble trade per­son or contractor

For any “major repair” noted in the inspec­tion report.

9) Phase 1 environmental.

For any inspec­tion of com­mer­cial, agri­cul­tural or indus­trial property.

10) Lab testing.

Sus­pected UFFI.

11) Lab testing.

Sus­pected ver­mi­culite insu­la­tion in the attic.

12) Asbestos removal contractor.

Sus­pected asbestos con­tain­ing material.

13) Tall lad­der crew.

For roof access not acces­si­ble by sin­gle inspector.

14) Mold/environmental testing.

Sus­pected grow house.

15) Mold testing.

Ver­i­fi­able base­ment and/or other leaks which has caused vis­i­ble dam­age to inte­rior finishes.

16) Mold/environmental/IAQ investigation.

When pur­chaser is hyper­sen­si­tive, asth­matic, etc.

17) Metal detection.

To deter­mine pos­si­ble exis­tence of aban­doned, under­ground fuel stor­age tank (UFST).

18) WETT inspection.

Wood stoves, chim­ney flue interiors.

19) Ele­va­tor inspec­tion. Any build­ing with an ele­va­tor or lift.

20) Plumber/gas fitter.

Pres­sure test­ing of all water, waste and gas lines (in the event of vacant, dor­mant occupancy).

21) Con­trac­tors

For esti­mates on any major repair noted on the inspec­tion report.
